Privacy Policy

Last updated October 6, 2026

Johanna Summersett ("I", "me"), a real estate salesperson licensed with Better Homes and Gardens Real Estate Drakulich Realty, operates this website at johannasummersett.com. This policy explains what information I collect when you use the site or contact me, how I use it, who I share it with, and what control you have over it.

If you do not agree with this policy, please do not use the site or submit information through it.

Information you give us

Most of what I hold is information you type into a form and send me on purpose.

When you request a home valuation or ask me to get in touch

Your first and last name
Your phone number and email address
The property address you are asking about, if you provide one
When you would like me to call
Anything you write in the message field

Please do not send me financial account numbers, Social Security numbers, or other sensitive identifiers through the website. I do not ask for them and I do not need them to start a conversation.

Information collected automatically

Like most websites, this one records some technical information when you visit:

Your IP address, browser, device type, and general location
Which pages you viewed and how you arrived, including the site or advertisement that referred you
Campaign tags in the web address, such as utm_source and utm_campaign, so I can tell which marketing brought you here

This is handled by the hosting provider, Cloudflare, and by analytics tools where they are enabled. It tells me how the site is performing, not who you are.

Calls and text messages

The phone number published on this site is a tracking number, and calls to it may be recorded and monitored. I use a call tracking service to route calls, understand which marketing works, and review conversations for quality and training. Calls are forwarded to me.

If you would prefer not to be recorded, tell the person you are speaking with and they will stop the recording, or write to me using the form instead.

When you give me your phone number and ask me to contact you, you are agreeing that I may call and send you text messages about your inquiry, including through automated dialing or messaging systems. Message and data rates may apply. Consent to marketing messages is not a condition of any purchase or of working with me. You can stop text messages at any time by replying STOP, and you can ask me to stop calling at any time.

Cookies and similar technologies

The site uses cookies and browser storage for basic functionality, to remember how you arrived so that attribution works across pages, and for analytics where enabled. Most browsers let you refuse or delete cookies in their settings. Blocking them may affect how parts of the site behave.

How I use your information

To respond to your inquiry, prepare a market analysis, or arrange a conversation
To represent you in buying or selling a home, if we go on to work together
To understand which marketing channels bring in inquiries so I can spend sensibly

Who I share it with

I do not sell your personal information.

I share it only in these situations:

Legal requirements. When I am required to by law, subpoena, regulator, or to protect my rights or someone's safety.

Nevada law gives residents the right to tell a website operator not to sell their covered personal information. I do not sell it, but you may still submit that request using the contact details below and I will honor it.

How long I keep it

I keep inquiry information for as long as it takes to respond and for a reasonable period afterwards, in case you come back to me. Where a transaction happens, records are kept for the period Nevada real estate rules require.
